The Electronic mortgage certificate system is a system for processing electronic mortgage certificates for properties and site leaseholds that is used by Lantmäteriet and customers who have signed an agreement with Lantmäteriet. The system is also used to digitalize written mortgage certificates.

About the Electronic mortgage certificate system

Today all the bigger banks, credit institutes, real estate companies, insurance companies and the Swedish enforcement agency have access to the Electronic mortgage certificate system. When a property owner mortgages the property, the creditor can register as a mortgagee for the mortgage certificates in the property provided that the creditor has access to the Electronic mortgage certificate system and that the mortgage certificate is electronic. In case the creditor who grants the loan does not have access to the Electronic mortgage certificate system written mortgage certificates are used as a security for the loan.

The Electronic mortgage certificate system is accessible 24 hours 7 days a week, but the support is staffed during office hours on weekdays. Updates of the system and connected systems may affect the operation. Planned updates are made outside office hours between 5 pm and 7 am.

Access to the Electronic mortgage certificate system

To become a customer with access to the Electronic mortgage certificate system the customer needs a contract with Lantmäteriet and needs to consent to direct debit for the cost. There is no charge for becoming a customer but the transactions that are made in the system are invoiced monthly.

Information for administrators of authorization for the Electronic mortgage certificate system

The customers who have access to the Electronic mortgage certificate system need to have their own administrator for authorization who creates and administers user identities within their own organization.

Customers with access submit information about who is going to be their administrator of authorization to the section that supports the Electronic mortgage system at Lantmäteriet (Kreditmarknadsservice). As administrator of authorization, you can only create and administer users for the/those organizations who have submitted you as their administrator for authorization.

If you already have an account with Lantmäteriet no new username and password will be sent to you when you are registered as administrator of authorization. Safe handling of mortgage certificates

Electronic mortgage certificates are not physical documents they correspond to a registration in the Electronic mortgage certificate register and can never be lost or destroyed. They are therefore a safer alternative than written mortgage certificates. Written mortgage certificates are valuable documents than need to be handled in a safe manner. It is the mortgagee, in other word the one who is in possession of the written mortgage certificate that is responsible for storing the mortgage certificate in a safe manner so that it is not lost or destroyed.

Information about who is registered as mortgagee for an electronic mortgage certificate in the Electronic mortgage certificate register is placed under secrecy. The registered owner of the property or site leasehold has the right to take part of the information placed under secrecy and can do so by ordering an extract from the Electronic mortgage certificate register.

Written mortgage certificates that are not mortgaged

If you have written mortgage certificates or mortgage bonds that are not mortgaged, you can convert them to electronic mortgage certificates. The mortgage certificates will then become electronic mortgage certificates registered to the owner in the Electronic mortgage certificates register at Lantmäteriet and there is no risk that they will be lost or destroyed.

Submitter number

A submitter number is used by those who handle many cases at Land registration so they can receive a summary invoice. Banks, credit institutes and other submitters that handle large numbers of cases can apply for a submitter number at Lantmäteriet.
